General Requirements:

  • All applicants over the age of 18 must complete an application.
  • Each person over the age of 18, including all co-signers or guarantors, must pay an application fee prior to G&B Property Management processing the application. Application fees must be paid during the application process. This fee is non-refundable.

Criminal History:

  • G&B Property Management will complete a criminal history screening on all applicants. The information received in the screening may influence the landlord’s decision to approve or deny an applicant.

Rental History:

  • G&B may verify your previous rental history using the information provided in your lease application. Our team will consider these factors and others when reviewing your application: previous eviction history, previous past due rent, outstanding charges to the landlord, breach of lease, failure to give notice to vacate.

Income Requirements:

  • Income requirements vary based on the property and ownership. For the majority of properties, an applicant's monthly income must equal 2.5 times the monthly rent at a minimum. G&B Property Management requires proof of income to be submitted during the application process. Acceptable documentation of income includes pay stubs or tax documents.

Credit History:

  • Credit requirements vary based on the property and ownership.
  • Overall, good credit history is required- a credit score of 625 or above. Outstanding debts (especially to property management or previous landlords) and excessive amounts in collections may result in denial, or qualifying guarantor.

Submit Your Application:

Locate your desired property & unit on the G&B Property Management “Availability” tab. (Link to availability within the text). Click “ apply now.” This will take you to the application link. Please fill out the application in full, making sure to pay the application fee.

All applicants over the age of 18 must submit a separate application, including married couples.

If you are applying with a group, please make sure to note this on your application. If you are applying with a co-signer, they too will need to submit an application and pay the application fee.

Wait for Approval:

Once our team has received all applications and supporting documents for your ENTIRE group (all roommates, co-signers, and guarantors) we will begin reviewing your application. Our team works hard to make sure your applications are reviewed quickly. Please give our team 48-72 hours to review your application. We will reach out with an approval or denial after we have had a chance to review all aspects of your application.

Sign Your Lease:

If you are approved, our team will send the lease documents electronically, either through DocuSign or through BlueMoon. Once the lease is received, all applicants will have three (3) days to review and sign the lease document. If you need more time to review the documents, please contact our office.

Activate Resident Portal:

Once we have received a completed lease packet, a team member will send a link to activate your Appfolio Tenant Portal, the system you will use throughout the lease term to pay rent and submit work orders. Please review the User-Portal Guide which gives a brief breakdown of how to utilize the Tenant Portal.

Pay Deposit & First Months Rent:

After activating your portal, residents will be able to view the first month’s rent and deposit charges. The security deposit charges are due ASAP, or within 3 days of lease signing. The first month rent payment is due by the date specified on your lease agreement and before move-in.
